Fort St. John is set to host a public hearing on a proposed zoning change that could affect access to a property on 100th Street. Residents are invited to attend and share their views.

The City issued a notice on August 15 about a zoning amendment affecting 11432 100th Street, currently home to the Co-op Gas Bar. The proposed change would remove a restriction requiring all access to the property from 100th Street to be “right-in, right-out only.” Currently, this rule allows vehicles to leave the lot only by turning right.

The restriction was originally added to protect pedestrian safety. However, the Co-op has plans to expand the site with a new car wash and a drive-through restaurant at the northern end of the property. This expansion would require a second access point from 100th Street.

A recent traffic study indicated that allowing all-way access would not significantly affect traffic flow or pedestrian safety along 100th Street. Based on this, the Co-op is requesting the city permit a full-access exit and entrance for the new facility.

City staff have reviewed the proposed site plan, including the all-way access, and reported no immediate concerns. The review looked at traffic, safety, and the overall design of the new facility.

The public hearing will take place on Monday, August 25 at 6 p.m. at City Hall. Residents can attend without prior registration. The session will also be available via live stream on the city’s website and YouTube channel, making it accessible to those unable to attend in person.

The Co-op’s proposed expansion aims to enhance customer service by adding new amenities while maintaining safety standards. Removing the right-in, right-out limitation could make access easier for customers entering and leaving the property, especially with the additional car wash and drive-through restaurant.

City officials emphasized the importance of public input during the hearing. Residents can voice support or concerns about the zoning amendment, ensuring that the city considers community feedback before making a final decision.

The zoning change, if approved, would allow the Co-op to develop its property more efficiently and provide additional services to local residents. It also reflects the city’s ongoing effort to balance growth, traffic management, and pedestrian safety in key commercial areas.

Residents interested in the hearing can participate in person or watch online. The city encourages feedback from all community members to make informed planning decisions that serve the public interest.

With the proposed changes, Fort St. John continues to plan for commercial growth while keeping safety and accessibility a priority. The outcome of the hearing will determine whether the Co-op can proceed with its new car wash and drive-through restaurant with full access from 100th Street.
